Map the active areas
List the spaces that must stay open, the traffic through them and the areas that can be closed off. That map becomes the phasing plan.
Get the building rules early
Work hours, elevator reservations, loading access, insurance certificates and noise rules belong in the first conversation. Confirm them with management before committing to dates.
Document existing conditions
Walk the space and note stains, failing coatings and damaged areas. Active moisture or substrate problems have to be solved before finish work goes on.
Agree on handover
Decide how each area is inspected, when it can return to use and what care instructions apply. Drying and cure times vary by product and conditions.
